1. Pets: At this time, no. Once everyone gets settled in, and we get a full house we can discuss this. Dependent factors:

2. Male room mates: No. Exceptions will be made for my nephews notably Paul (eligible fall 2009) and my son Richard (possible fall 2009) as they are the closest ones of age.

3. Locks on the bedroom doors: No. This is a violation of Fargo fire codes.

4. Snow removal/Mowing: This is the tenant’s responsibility. I will provide a lawn mower and a shovel.

5. Cable: Tenant’s choice and responsibility, but I would recommend not getting cable, as it becomes expensive and distracts from school.

6. Internet: Tenants choice and responsibility. Qwest list rates at $55 per month. CableOne list rate at $39.95 per month ($29.95 if bundled) (www.cableone.net look under bundles)

7. House phone: Tenant’s choice and responsibility, but some arrangement should be made for emergency use. (CableOne bundle $29.95)

8. Garage: Jennifer will have use of the garage.

9. Utilities: Tenant’s responsibility.

11. Room selection: 1st come, 1st served, in order of when $100 rent deposit is received

12. Rent rate: will be set and adjusted annually. 1st and last month rent, less deposit received, is due at move in day.

13. Security deposit: $250.  Due at move in date. Refunded on move out day after fial inspection, less damages.

14. Rental term: will be month to month, with 30 days notice required.  There will be lower rent rates for longer lease agreements 6 month or 1 year.  These will renew for additional 6 month or 1 year terms .

15. Outside storage shed: you are welcome to use this to store bikes, but this does not have a lock, so do so at your own risk.

16. Rental insurance: tenants are responsible for insurance on their personal possessions.

17. Waterbeds: only if you want to sleep in the basement.

18. No smoking in the house or within 25 feet of any entrance.
